Fair Housing Policy
OpenLuxe is operated by Open Labs, LLC, a Wyoming limited liability company (“OpenLuxe”, “we”, “us”). We are committed to ensuring that all individuals have equal access to housing opportunities, and we fully support and comply with the Fair Housing Act and all applicable federal, state, and local fair housing laws.
OpenLuxe is a technology platform — we do not own the properties listed on OpenLuxe. Properties, rentals, vacation listings, commercial space, land, and other real-estate inventory are listed by independent agents, brokers, landlords, owners, hosts, and other users acting in their own capacity. We are nonetheless pledged to operate the platform itself in accordance with equal-housing- opportunity principles, and we require all users who advertise, search for, screen, communicate with, or transact with prospective housing applicants to comply with the same principles and applicable law.
Equal Opportunity Housing
We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, gender identity, or any other protected class.
The Fair Housing Act
The Fair Housing Act prohibits discrimination in housing based on the following protected classes:
- Race
- Color
- National Origin
- Religion
- Sex (including gender identity and sexual orientation)
- Familial Status (families with children under 18)
- Disability
Our Commitment
OpenLuxe and all real estate professionals using our platform are committed to:
- Providing equal professional service without regard to race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity
- Marketing properties to all prospective buyers and tenants without discrimination
- Making reasonable accommodations for persons with disabilities
- Ensuring all advertising and marketing materials comply with fair housing requirements
- Training and educating all team members on fair housing laws and best practices
Prohibited Practices
The following discriminatory practices are strictly prohibited on our platform:
- Refusing to sell, rent, or negotiate for housing based on protected class
- Falsely denying that housing is available for inspection, sale, or rental
- Setting different terms, conditions, or privileges for the sale or rental of a dwelling
- Advertising or making statements that indicate limitations or preferences based on protected class
- Steering prospective buyers or renters to or away from certain neighborhoods
- Blockbusting or inducing panic selling
- Refusing to make reasonable accommodations for persons with disabilities
Accessibility
We are committed to making our platform accessible to all users, including those with disabilities. We continuously work to improve the accessibility of our website and services in accordance with the Americans with Disabilities Act (ADA) and Web Content Accessibility Guidelines (WCAG).
State and Local Fair Housing Laws
In addition to federal fair housing laws, many states and local jurisdictions have enacted fair housing laws that provide additional protections. These may include protections based on source of income, age, marital status, military or veteran status, and other characteristics. We are committed to complying with all applicable state and local fair housing laws.
Reporting Discrimination
If you believe you have experienced housing discrimination while using OpenLuxe or by any real estate professional on our platform, we encourage you to:
- Report the incident to us at support@openluxe.co (or use the in-platform Report action on the listing, user, or message). See our Terms of Service for additional reporting channels.
